As someone who’s been working in Calgary real estate since 2005, I’ve seen this market go through its ups and downs. The latest data from the Calgary Real Estate Board (CREB®) gives us a clear picture of where things stand in August 2025—and what it means for both buyers and sellers.
According to CREB®’s latest monthly housing summary, Calgary recorded 2,099 sales in July, a 12% decline compared to last year.
What stands out is the 66% increase in active listings, reaching 6,917 units—a level not seen since before the pandemic. With 3,911 new listings added, the sales-to-new-listings ratio settled at 54%, confirming that Calgary is now in a balanced market after years of strong seller conditions.
The benchmark price across all property types in Calgary was about $582,900 in July—down roughly 4% from the peak in June 2024, but still higher than last summer.
Detached homes: Benchmark at $761,800, holding fairly steady year-over-year.
Semi-detached homes: Benchmark at $697,500, up about 1% from last July.
Row houses: Benchmark at $446,200, down nearly 4% year-over-year.
Apartments: Benchmark at $329,600, down about 5% year-over-year, with the highest inventory levels.
CREB®’s Chief Economist, Ann-Marie Lurie, points out that the apartment and row housing segments are facing the largest price adjustments, especially in North and North East Calgary, where new supply is adding competition.
By contrast, detached and semi-detached homes are showing more resilience, particularly in central Calgary communities where demand remains strong and supply is tighter.

If you’re buying: You finally have more choices. With balanced conditions, especially in the condo and row home market, you have more negotiating power than we’ve seen in years.
If you’re selling: Detached and semi-detached homes are still in demand, but pricing smartly and presenting your home well will make all the difference.
The great news? Calgary continues to be one of the most affordable large cities in Canada, while still offering strong long-term fundamentals like population growth, job opportunities, and lifestyle appeal.
August 2025 feels like a turning point in Calgary real estate. With more balance returning, it’s the perfect time to plan your next move strategically.
